Home Exchange: A Smart and Sustainable Way to Travel

In a world where travel has become more accessible than ever, but sometimes expensive, HomeExchange offers a unique way to explore new destinations while saving money and fostering a sense of community.

HomeExchange.com is a leading platform for travellers looking to swap homes with like-minded individuals around the world. Whether you’re planning a weekend getaway or a months-long adventure, HomeExchange offers a cost-effective and immersive way to experience new destinations. By eliminating hotel costs and providing access to fully furnished homes, this platform is trying to revolutionise the way we travel.

How It Works: Two Ways to Exchange

The concept behind HomeExchange is simple: homeowners list their properties on the platform and can arrange direct or non-reciprocal exchanges with other members. There are two types of exchanges.

Reciprocal Exchange

This is the classic home swap:

  • Two members agree to swap homes.
  • You stay in their home, and they stay in yours.
  • You can do this simultaneously (same dates) or non-simultaneously (different dates, but both homes are still swapped within the same period).

Non-Reciprocal Exchange (GuestPoints)

This is where the GuestPoints (GP) system truly shines:

  • If someone wants to stay in your home, but you don’t want to stay in theirs, they can pay you in GuestPoints.
  • You can then use those points to stay in another member’s home. Anywhere, at any time.

What Are GuestPoints — and How Do They Work?

GuestPoints are like travel currency inside HomeExchange.

Each home gets an automatic point value per night based on features like:

✔ Size and number of beds
✔ Amenities (pool, garden, etc.)
✔ Location

For instance, our 2-bed, 2-bath flat in East London (without many amenities other than a modest terrace) comes to 292 GP per night.

You can also earn points by:

🌟 Completing your profile and listing
🌟 Hosting guests in your home
🌟 Inviting friends who join and complete a listing

Understanding GuestPoints in Exchanges

This is where people often get confused, so let me break it down.

GuestPoints in Non-reciprocal stays

Simple. You spend GuestPoints to stay somewhere, or you earn them by hosting. If you host a family for 5 nights and your home is worth 292 GP/night, you earn 1,460 GP to use on your next trip.

GuestPoints in Reciprocal exchanges

Here’s what’s less obvious — even in a direct swap, GuestPoints often change hands. Why? Because homes have different values.

Say you’re swapping your London flat (292 GP/night) with a countryside cottage valued at 180 GP/night for a week. You’d receive the difference: 112 GP per night × 7 nights = 784 GP. The system calculates this automatically.

If you’d rather keep things simple, both parties can set the exchange to 0 GP and do a straight swap with no points involved.

Sign-up Welcome GuestPoints

When you sign up and complete your profile (including verifying your home listing), HomeExchange rewards you with a set amount of GuestPoints, as you see in the image above.

These points can be used to book a stay at another member’s home, even if you haven’t hosted anyone yet. So you can sign up and collect up to 1700 GuestPoints without paying the membership fee. Once you are ready to stay, you can pay the fee and organise a reciprocal exchange or by using your GuestPoints.

Getting Started: Step by Step

1. Sign up. Create your account. By using a referral code you get extra points. You can browse around and add your listing without paying the fee yet.

2. Create your listing. Add photos of your home, describe the space and amenities, specify your availability and where you’d like to travel

3. Get your GuestPoints value. The platform calculates your home’s nightly GP value based on location, size, beds, and amenities. Our 2-bed, 2-bath in East London comes in at 292 GP per night.

4. Browse and search. Filter by destination, dates, property type, or specific needs (pet-friendly, parking, etc.)

5. Send a request. Reach out to homeowners whose properties interest you. Propose dates, introduce yourself, and explain your travel plans.

6. Communicate and confirm. Once you’ve found the right exchange, use the platform’s messaging tools to finalise all the details. This is where you align expectations, share house rules, and plan practicalities such as key handover (many members use key boxes or smart locks).

Common points to discuss include

  • Family and baby equipment:
Whether a cot, high chair, baby monitor, or other toddler essentials can be provided.
  • Cleaning arrangements:
Some hosts ask guests to leave a cash contribution or arrange professional cleaning at the end of the stay.
  • Storage and space:
Access to empty kitchen cupboards, wardrobe space, or a spare drawer for personal belongings.
  • Parking and transport:
Whether a parking space is available, on-street parking rules, or alternative arrangements. In one exchange, we even rented a neighbour’s parking space to make things easier.

7. Travel and host. Enjoy your stay, knowing someone is taking care of your home too.

Pricing

HomeExchange follows a flat-rate pricing model where users pay an annual membership fee of USD 235 per year. This membership grants access to unlimited exchanges, making it a cost-effective option for frequent travellers.

Why does this Model work?

  • Predictable Costs – Unlike traditional accommodation platforms (e.g., Airbnb or hotels), where costs vary per night, HomeExchange members pay once per year and can book as many stays as they like.
  • Encourages Long-Term Engagement – The flat fee incentivises users to engage with the platform throughout the year rather than making one-time bookings.

Trust and Security Guarantee

To ensure safety and satisfaction, HomeExchange includes a guarantee system with the membership fee. This covers:

  • Cancellation Protection – If a host cancels, HomeExchange helps find alternative accommodations.
  • Damage Protection – Up to $1 million in coverage for damages caused during a stay.
  • Verification Services – Members and listings are verified to increase trust and security.

Benefits of HomeExchange

  1. Cost Savings. By swapping homes, travellers eliminate accommodation expenses, making trips significantly more affordable.
  2. Local Experience. Staying in a home rather than a hotel allows travellers to experience neighbourhoods like a local, often with personalised recommendations from hosts.
  3. Comfort & Space. Unlike hotel rooms, home exchanges provide access to full kitchens, multiple bedrooms, and living areas, making them ideal for families and long-term stays.
  4. Community & Trust. HomeExchange fosters a global network of travellers who value hospitality and cultural exchange, backed by verified reviews and security measures.
  5. Great for Families. Families can interact with other families via the platform and be sure that the accommodation has everything needed. For instance, we have stayed more than 4 times with our 2-year-old daughter and the hosts have provided a cot, a high chair, toys and everything we needed.

Sustainability and Eco-Friendly Travel

HomeExchange is not just a budget-friendly way to travel—it also promotes sustainable tourism. Here’s how:

  • Reduced Carbon Footprint – By staying in existing homes rather than booking resource-intensive hotels, travellers minimise their environmental impact.
  • Less Waste & Energy Use – Homeowners typically adopt eco-friendly habits in their residences, such as recycling, using energy-efficient appliances, and purchasing sustainable products.
  • Encouraging Slow Travel – Many HomeExchange users opt for longer stays rather than short, high-impact trips, reducing the need for frequent flights and excessive consumption.
  • Support for Local Economies – Travellers spend their money in local businesses instead of chain hotels, helping to sustain small restaurants, shops, and markets.

Frequently Asked Questions

How much does HomeExchange cost?

$235 USD per year (approximately £185) for unlimited exchanges. No booking fees or per-night charges. If you don’t complete any exchanges in your first year, you get a second year free.

What are GuestPoints?

GuestPoints (GP) are the platform’s currency. Each home has a nightly GP value based on location, size, and amenities. You earn points by hosting and spend them to stay elsewhere.

Do I need GuestPoints to do a reciprocal exchange?

No, but points often change hands anyway. If your home is worth more than your exchange partner’s, you receive the difference in GuestPoints. For example, swapping a 292 GP/night home with a 180 GP/night home for a week means you’d earn 784 GP. You can also set both stays to 0 GP for a straight swap.

How is my home’s GuestPoints value calculated?

An algorithm considers your location, property size, number of beds, and amenities. You can adjust your value by up to 30 GP in either direction if you think it’s off.

What if nobody wants to visit my area?

That’s what GuestPoints solve. Host guests who want to visit your area (even if you don’t want to visit theirs), earn points, then use those points to stay anywhere in the network.

How do I know I can trust the people staying in my home?

All members have verified profiles and reviews from previous exchanges. You can message potential guests before agreeing to anything. The community is self-regulating — people treat your home well because they want the same treatment.

What should I discuss before confirming an exchange?

Use the platform’s messaging to cover the essentials: exact arrival and departure times, key handover method (lockbox, neighbour, in-person), house rules (shoes off, bins schedule, off-limits areas), how to use appliances, Wi-Fi details, and any pet or plant care. Most members also share local tips — best coffee spots, grocery stores, transport options. The more you clarify upfront, the smoother the stay.

What if something gets damaged?

HomeExchange includes damage protection up to $1 million as part of your membership.

What if my exchange partner cancels?

The membership includes cancellation protection with alternative accommodation assistance.

Do our travel dates need to match exactly?

No. Reciprocal exchanges can happen at different times — you visit their home in June, they visit yours in September. And with GuestPoints, you can host and travel completely independently.

Can I exchange if I rent my home?

Check your lease agreement. Some landlords permit it, others don’t. HomeExchange recommends getting written permission from your landlord if you’re a renter.

What about pets?

Many exchangers are happy to care for pets — it’s often a bonus. Be upfront in your listing and discuss arrangements before confirming.

How do I hand over keys?

Most members use key lockboxes, arrange a meet-up, or leave keys with a neighbour. You’ll agree on the method when confirming the exchange.

Is home exchange worth it if I only travel once a year?

One exchange can easily save you more than the $235 membership fee, so yes. But the more you use it, the better value it becomes.

How do I get started without any GuestPoints?

New members receive welcome GuestPoints after completing profile verification, so you can arrange your first stay straight away.
